Since 2025 the Generalitat Valenciana has been purging its tourist-rental registry, licences now expire every five years, and liability insurance is compulsory. The national NRU number was annulled by the Supreme Court in May 2026 — but the regional rules remain fully in force.

Calpe Rental Care is run by a Calpe-based registered self-employed professional (autónomo), insured for the work we do, working entirely electronically with the Spanish administration. We are not a law firm and we do not pretend to be one: we are the person who knows which counter to queue at, which form applies in which town, and what changed last month.

Is my Calpe tourist licence still valid after the registry purge?
Maybe — over 18,000 registrations in the Valencian Community have been cancelled since 2025, mostly for missing cadastral references or tax IDs, and 47 Calpe properties were suspended in the first wave alone. The only way to know is to check the official registry. We do that for free and give you a written answer.
Do I still need the national NRU registration number?
No. The Spanish Supreme Court annulled the national NRU scheme in May 2026. Anyone still selling "NRU registration" is selling dead paper. What remains fully in force is the Valencian regional layer: GVA registration, five-year renewals, compulsory liability insurance and guest registration.
How long does a new tourist licence take in Calpe?
Plan for around five to six months end to end. The municipal urban-compatibility report (ICUS) alone currently takes about four to five months in Calpe. Anyone quoting weeks for a new licence is not telling you the whole story.
Does my licence expire?
Yes. Licences granted since August 2024 last five years. Older licences remain valid until 8 August 2029 — after that, everyone renews on a five-year cycle. We track expiry dates for our clients.
Do you guarantee rental income?
No — and we advise you to be careful with anyone who does. Summer on this coast is strong; winter is quiet. We manage honestly on real numbers.
Which towns do you cover?
Calpe first, and the Marina Alta around it — Moraira, Benissa, Altea, Jávea. Each town now has different rules (Altea caps licences per zone, Jávea works with neighbourhood quotas, Calpe currently has no general moratorium). Knowing the difference is literally our job.
